Thirty years without a cardboard infestation. Then, suddenly, cardboard.
Notice — Trash Chute Etiquette (reproduced in full)

"Regarding the trash chutes, property cleanliness and the property being in the middle of peak season and extremely busy, trash discarded in the chutes is too frequently not broken down. This causes the chutes to clog, and takes maintenance hours to clear and away from other maintenance tasks. Please help to be a part of the solution by breaking down cardboard (including HVAC filters, shipping boxes, pizza boxes etc) and conveying this to your guests. Thank you for your attention and cooperation with this matter."

Turns out there was time and budget for a gallery opening. Just not for the chute two floors down.

"Good afternoon, residents. Exciting news to share! On display in the admin office is our first owner-artist, [name withheld], who has graciously agreed to display her art, including several special, one-of-a-kind, paint-on-canvas pieces. Posted hours for the association office list Monday through Friday, 9 a.m. to 4 p.m. On more than one occasion, residents arriving during those hours have found the door locked with a handwritten "Closed for Lunch" sign taped to the glass.

Research moves fast when the conclusion is "not our problem."

"Good morning, [residents]. After further research into the Governing Documents & Bylaws, nothing states that changing the A/C filters is the association's responsibility. Therefore, it is the owner's responsibility to change your A/C filters. Recommendation is to change them at least quarterly to ensure the circulation of clean air. Thank you, [Management Team]."
